Real estate closing at Southern Title

What We Do

Every closing involves a series of coordinated steps. Southern Title manages the entire process so you can focus on the exciting part -- your new property.

1

Open Your File

We receive your purchase agreement or lender package and open the title file.

2

Title Search & Exam

Our abstractors search the public records to verify clear title back through the chain of ownership.

3

Resolve Title Issues

If any liens, judgments, or title defects appear, we work to clear them before closing.

4

Coordinate with Lender

We communicate with your lender to collect loan documents and balance closing figures.

5

Prepare Documents

We draft the act of sale, closing disclosure, and all required conveyance documents.

6

Conduct the Closing

You sign all documents at one of our offices or a location convenient for you.

7

Disburse Funds

We distribute proceeds to the seller, pay off existing loans, and settle all closing costs.

8

Record & Deliver

We record the act of sale with the parish, issue title insurance, and deliver your final documents.

Frequently Asked Questions

How long does a typical closing take?+
A standard residential closing appointment takes about 45 minutes to an hour. The entire closing process, from the time we receive your file to the day of closing, typically takes 2 to 4 weeks depending on the complexity of the transaction and how quickly all parties provide the necessary documentation.
What should I bring to my closing?+
Bring a valid government-issued photo ID (driver's license or passport), your checkbook or proof of wire transfer for any funds due at closing, and any documents your closer has specifically requested. If you are married, your spouse may also need to attend and sign certain documents, even if they are not on the loan or title.
Can I do a mobile or remote closing?+
Yes. We offer mobile closings where a notary comes to a location convenient for you, and we also support mail-away closings for parties who cannot attend in person. Remote online notarization (RON) is available for certain transaction types. Contact us to discuss the best option for your situation.
